What proposals have you received from developers?

The County has not received or requested any development proposals for the Chanate property at this point. Requests for developer proposals would likely be issued early in 2016.

How will “entities” learn how to buy properties?

As part of the Surplus Notification process, public agencies and non-profits will be notified via public notice that they may propose to acquire and redevelop the property.

If the County proceeds to the point of soliciting development proposals from private developers, there will be both a public notice and targeted communication with a formal request for qualifications/proposal issued. The County is also interested in entering into a long-term ground lease for a significant portion of the property as part of this process.

Exactly what county health services are you talking about consolidating on the property?

The County plans to consolidate and move most of its existing services from the Chanate property to other locations in the County and does not intend to put new services on the campus. The morgue and the public health lab are currently proposed to remain on Chanate, given the County’s significant investments in these facilities.

What will the funds from the sale of the property be used for?

Net proceeds from the sale or lease of property would be used to help pay for the continued consolidation of County facilities and to upgrade remaining properties.

Will the City of Santa Rosa annex this property?

The Chanate Campus parcels are already within the city limits of Santa Rosa.

How can you utilize existing community partners to create housing?

As part of the Surplus Notification process, community partner organizations that are qualified to develop the property will have the opportunity to submit a proposal. In addition, community partners could participate as part of development proposals for the future use of the property.

Will private parcels be used as public/neighborhood access to open space?

As part of the redevelopment of the Chanate property, the County will make sure to provide appropriate public access via publicly owned parcels or rights of way to trails and other public resources.
